Structural Audit

Is your structure safe to occupy?

A structural audit is an independent, systematic investigation of an existing building or civil structure to determine its current condition, structural integrity, and remaining service life. AR Infra Consultancy conducts audits for pre-purchase due diligence, RERA compliance, post-disaster assessment, and routine safety certification.

What We Deliver

A comprehensive audit report documenting all observed defects, their severity classification (minor, moderate, critical), non-destructive test results, photographic evidence, and a prioritised remediation plan with estimated cost ranges.

How We Do It

Visual inspection of all accessible structural elements. Non-destructive testing including rebound hammer (IS 13311), ultrasonic pulse velocity, and half-cell potential mapping for rebar corrosion. Core extraction for compressive strength when required. Findings referenced to IS 456, IS 1893, and NBC 2016.

Roads & Highways

Engineered for the long haul

AR Infra Consultancy provides project management consultancy and execution supervision for road and highway projects — from urban access roads and residential layouts to national highway service roads. Our work spans geometric survey, pavement design, drainage planning, and construction quality assurance.

What We Deliver

Topographic and traffic survey reports, geometric design drawings, pavement design documentation (CBR-based flexible pavement per IRC 37), construction supervision logs, and material test certificates.

How We Do It

Total station survey and GPS traverse for topography. Traffic volume counts and axle load surveys at representative locations. Pavement condition index (PCI) rating on existing roads. Supervision of sub-grade preparation, WMM/DBM/BC layer compaction, and quality testing per MoRTH Specifications for Road and Bridge Works.

New Build

From bare earth to a standing structure

We provide structural design consultancy and construction supervision for new residential, commercial, and institutional buildings. Our involvement begins at the design stage — reviewing structural drawings for code compliance — and continues through every poured slab and erected column until the structure is complete.

What We Deliver

Structural drawing review notes, soil investigation report review, concrete mix design approval, reinforcement placement inspection reports, slab pour supervision checklists, and a final structural completion certificate.

How We Do It

Foundation excavation level check and bearing capacity confirmation. Reinforcement bar diameter, spacing, and cover verification at each pour stage. Concrete slump, temperature, and cube sampling per IS 456. Formwork adequacy and prop loading checks. Compliance with approved structural drawings at each stage before pour clearance.

Repair, Rehabilitation & Up-Gradation

Extending the life of what's already standing

Deteriorating structures don't always need to come down. AR Infra Consultancy investigates the cause and extent of damage, designs an appropriate repair strategy, and supervises the execution to ensure durability — not just cosmetic patching.

What We Deliver

Damage cause analysis report, repair material specification, method statement for each repair activity, execution supervision logs, and a post-repair inspection certificate confirming treatment completion.

How We Do It

Visual mapping of all cracking, spalling, staining, and deformation. NDT to determine underlying causes (rebar corrosion, carbonation, chloride ingress). Repair design using polymer-modified mortars, epoxy injection, CFRP wrapping, or concrete jacketing as appropriate. Supervision of surface preparation, application, and curing.

Demolition & Reconstruction

Taking it down safely to build it back right

Demolition is an engineering activity — not just a mechanical one. We assess the structure, plan the demolition sequence to prevent progressive collapse risk to adjacent properties, specify PPE and safety exclusion zones, and coordinate debris management and material salvage.

What We Deliver

Structural condition assessment of the structure to be demolished, demolition method statement (top-down or selective), shoring and propping scheme for adjacent structures, safety plan, and debris disposal documentation.

How We Do It

Review of original structural drawings where available, or measured survey of the existing structure. Stability analysis of retained elements during partial demolition. Supervision of mechanical and manual demolition stages, structural shoring installation, and monitoring of adjacent structures for settlement or vibration during the works.

General Repairs

What We Deliver

How We Do It

Site inspection to identify all repair items and their root cause. Material selection based on substrate conditions — not just the cheapest option. Supervision of surface preparation, application, and curing. Final inspection against the scope document before sign-off.
